As the development arm of the UK's largest housing association Clarion Housing Group, Latimer delivers over 2,000 new homes a year across mixed-tenure communities nationwide. At a pivotal moment for the brand, they needed to communicate a clear direction internally — uniting staff around their 'Deliver More' vision — while simultaneously bringing three major consumer-facing developments to market. Cocoa Works and Cocoa Gardens in York — a legendary factory site brought back to life, told through archive, drone, CGI and the expert eye of historian Alex Hutchinson.
