As the development arm of the UK's largest housing association Clarion Housing Group, Latimer delivers over 2,000 new homes a year across mixed-tenure communities nationwide. At a pivotal moment for the brand, they needed to communicate a clear direction internally — uniting staff around their 'Deliver More' vision — while simultaneously bringing three major consumer-facing developments to market. Each audience needed a different approach.

A staff engagement film to unite the Latimer team around a defining moment — real voices, one clear direction. Then three development films with a harder job: making people fall in love with a place before it existed. High Definition at MediaCityUK and Amplify Apartments, Salford Quays, Salford. Cocoa Works and Cocoa Gardens in York — a legendary factory site brought back to life, told through archive, drone, CGI and the expert eye of historian Alex Hutchinson.

Four distinct films, one consistent brand voice — accessible, aspirational and purposeful. Internally, the staff engagement film gave Latimer's teams a shared rallying point at a key moment for the business. Externally, each of the development films served as powerful sales and marketing tools — bringing heritage, lifestyle and place to life for prospective buyers. Content deployed across marketing suites, digital platforms and social channels to support three of Latimer's most significant developments.
